The rental market is running on trust it doesn't have
Rent is a promise, not a payment.
A landlord signs a contract on the 1st and starts hoping. The tenant pays on the 9th. Then the 14th. Then not at all. There is no system — only phone calls, awkward messages, and a relationship that quietly turns adversarial.
So deposits get bigger.
To cover for the risk, owners demand two to six months of rent upfront, and more in tighter markets. That capital sits dead. Good tenants get priced out of good homes for reasons that have nothing to do with whether they'd pay.
And the date never matches the paycheque.
Salaries land between the 28th and the 5th. Rent is due on the 1st. That gap turns a bill the tenant was always going to pay into nine days of asking for time, and turns the landlord into a collections agent for money he is owed.
Everyone is underwriting everyone.
The landlord underwrites the tenant. The tenant underwrites the landlord with a deposit they may never see again. The coworking operator underwrites a floor full of members who each pay on their own schedule. Nobody is built to carry that risk.

Both sides verify the terms
The tenant joins with a six-digit code. Rent amount, dates and notice period are confirmed by both parties and stored as a digital agreement. Nothing activates until both confirm.

The things everyone asks first.
What does “guaranteed rent” actually mean?
KirayaX pays the landlord the full rent on the 1st of every month for as long as the unit is let through us — regardless of whether the tenant has paid us yet, paid us late, or paid us in parts. What we guarantee is the date and the amount. Collecting from the tenant is our job, not yours.
What happens if the tenant doesn't pay?
You are paid on the 1st and you do not deal with the tenant. Pursuing arrears is our job. If a tenant defaults outright rather than simply paying late, the agreement sets out how the shortfall is handled between us, including a capped adjustment against a future payment. Those terms are on the table before you sign, not after.
How does KirayaX make money?
A transparent fee, and nothing else. The landlord pays a small percentage of the monthly rent for guaranteed delivery on the 1st. The tenant pays a fixed, disclosed amount for the flexibility to spread the month, quoted in full before they agree and unchanged by how many instalments they choose. We do not take a cut of your rent and we do not profit from quoting you below market.
Do I get less than my full rent?
No. You receive your full agreed rent, minus a disclosed service fee. We are not buying your rent at a discount and reselling it — we are being paid to move it on time.
What does the tenant actually get?
The ability to pay rent across the month in up to three instalments, completed by the 20th, without asking anyone for time. Plus a real written agreement, a receipt for every payment, and a stored payment history that belongs to them.
How is this different for coworking operators?
Operators are not buying a rent guarantee on their own lease. They are outsourcing collection. We collect from their members across the month and pay the operator the full figure on the 1st, so a floor of members paying on fifteen different schedules becomes one payment on one date.

What happens to my information?
